An applicant for Single Family Individual Review shall submit the following:

Mark the location on the plan and indicate the elevation from where the building height will be measured. (Municipal code, 18.04.30, (64-B)) - mark on surveyor map

Base Flood Elevation (if located in a Flooded Hazard Area)

PLANS:

Six sets of plans (Bound and Folded to page size - 8 1/2" x 11"

Plans shall be no larger than 24" x 36"

Information must be consistent on all sheets

(This statement shall be included on all projects that include the maximum allowable floor area for the site on a single story)

Plans shall also include the location of tree protection fencing for all protected and regulated trees and the City of Palo Alto Standard Tree Protection Instructions. The Tree Technical Manual must be reviewed to determine which protection instructions to be printed on the plans. (Make Tree disclosure Statement)

Mailing labels for property owners sharing a common boundary with the subject property, the property or properties located directly across the street, and the next properties located diagonally across the street from the site. (The City of Palo Alto will supply the labels. Property owner information may be obtained at the City of Palo Alto Development Center)

Note: The plans that are submitted for Individual Review will be reviewed for zoning compliance. Other City of Palo Alto departments will not review the plans until the plans are submitted for a building permit.

Therefore, prior to submittal for Individual Review, the applicant is advised to review the proposed plans with the Building and Public Works Departments. This review can help to avoid potential redesign and re-submittal for Individual Review and highlight issues that could cause unnecessary delays during the building permit review process.
